Who's Building in Dholera: A Neutral Overview
If you research Dholera for more than a few minutes, the same handful of developer and project names start showing up repeatedly across different websites. This page exists purely to orient you to that landscape — we have no commercial relationship with, and do not endorse, any name mentioned in your own research.
Why we're writing this at all
Most sources covering these names are the developers' own marketing sites or affiliated resale/marketplace platforms. We're neither — we don't sell land or take referral fees from any specific developer today (see our About page) — so we're positioned to describe the landscape neutrally rather than promote it.
What to verify for any developer or project you encounter
Regardless of how established a name appears online, the same checklist applies:
- Is the specific project RERA-registered? Verify directly, don't take a sales pitch's word for it.
- Is the specific plot DA-approved and within a finalized TP scheme, with a real F.P. number?
- How long has the entity actually operated in Dholera specifically, versus how long their marketing implies?
- Can you independently verify claimed credentials (government certifications, awards, completed project counts) rather than taking a website's stat block at face value?
Our recommendation
Treat any developer or project name, including ones with a long and polished website, as a starting point for your own due diligence, not a substitute for it. If you'd like a second opinion on a specific developer or project you've been pitched, that's exactly the kind of question our consultation is meant for.
